Spring selling season is upon us !

Across Australia, the fresh shoots of spring are starting to show and the volume of property on the market is also expected to pick up, after a slightly slow August.
So if you’re selling this spring, what could you be doing to make sure your home is presented in its best light, and, what must you make sure you do to assure your home achieves the best price possible?
It normally takes about eight weeks to prepare your home for a successful spring sale, so if you’ve left preparations a bit late, here are some tips on what to do to catch up quickly.
1. Avoid hasty renovations
Stick to the basics and avoid the temptation to get involved with hasty major renovations, which could ruin your timing if something goes wrong. Focus on basic repairs – any loose roofing and guttering, a creaky floorboard, and any chips or cracks in walls, ceilings and skirting boards. Your best investment will be made in a fresh coat of paint, inside and out. This completely freshens up any home and doesn’t need to be expensive. Remember, stick to neutral colours to add light and a clean, bright look.

Get rid of everything you don’t need for day-to-day living. This includes everything from old magazines and books to the dinner set for 20 people and seasonal decorations. You can probably live without a third of your furniture as well. Put it into storage because space adds value. Clear your shelves, drawers and cupboards of any unnecessary items and ask friends to help store your property if hiring a storage unit isn’t an option.

Buyers are very aware of the importance of water and water saving devices. If you have a lush green garden but no tank water or recycling system to keep it that way during summer, you could turn a lot of people off. If you’re short on time, get a gardener in to trim; prune and weed, then buy a power of potted colour to fill any empty pots and garden beds.
4. Clean and clean again
The interior and exterior of your home must be immaculate. Windows, curtains and carpets should be professionally cleaned, and appliances and details such as light switches and lighting fixtures should sparkle. Pay particular attention to your property’s appearance from the street because this is what will create the first and most important impressions.
